Central Valley

Most Costa Ricans live here. Days are mild, nights cool, and the rain usually waits until afternoon.

The Central Valley is where Costa Rica lives. About 70 percent of the population is here, between the airports, the universities, and the volcanoes that close the valley to the north. The climate is the reason families and companies stay: a real dry season, warm days, and nights that cool off. Visitors use San José as a first or last night. Residents choose Escazú, Santa Ana, Heredia, or Alajuela and treat the beach as a weekend.

Arenal and La Fortuna are filed here because most trips to them start from San José. On a map they are in the Northern Zone, not the valley.

Visit the Central Valley from December to April, flying into Juan Santamaría (SJO) in Alajuela. Those months stay dry, with clear mornings and nights that cool off. From May to November the rain usually waits until afternoon, so see Poás and the neighborhoods in the morning.

Juan Santamaría is in the valley, not an hour away from it. Alajuela is next to the terminal. San José, Escazú, Santa Ana, and Heredia are under an hour in normal traffic. La Fortuna and Arenal are about three hours north.

Escazú and Santa Ana are the established neighborhoods for buyers who want schools, clinics, and a resale market that moves. Heredia sits closer to the airport and the tech campuses. Alajuela is the practical night before an early flight. Atenas is the quieter alternative, higher and drier, for a house and a garden rather than a condo tower.

The valley is also the start of the Arenal trip. Most people sleep in the city, then drive north to La Fortuna and Arenal Volcano. Poás is the day trip that does not require a change of hotel.

East of San José, Cartago is the old capital and the road up to Irazú. Orosi is the coffee loop just south of it, and Turrialba is the river day farther east. San Gerardo de Dota is the cold night on the highway south.

This is the deepest property market in the country. Condos in Escazú and Santa Ana rent to diplomats, medical visitors, and people working from Costa Rica for a season. Houses in Atenas and on the hills above Heredia are priced on view, access, and water, not on a beach. The valley holds value when tourism slows. Beach markets do not always. Two or three days is enough for volcanoes, coffee, and the city. A week is the minimum if you are looking at schools and neighborhoods. December to April is dry. May to November brings afternoon rain, and you rarely need a hurricane plan.
